Southview Apartments, Springfield, VT 2005

This project had a construction contract total of $3,600,000 and is located in Springfield, Vermont, Southview Apartments address the local need for subsidized low-income housing. The Southview Apartments renovations project included a myriad of maintenance related scopes of work to the 18 buildings in the complex. These maintenance type efforts run the gamut from complete repainting of all the interior spaces, replacement of worn out kitchen and bathroom cabinets and fixtures, re-finishing of hardwood floors, new sheet vinyl floors in kitchens and baths to updating the electrical components and wholesale replacement of the existing heating systems with up to date gas fired hydronic heating system. The historic windows required lead abatement and similarly, code compliant egress windows were incorporated into the project.  Other major components of the project include excavation around each building and installation of concrete footings to support new CMU perimeter walls, complete re-grading of the entire campus to facilitate storm water drainage and installation of new concrete catch basins, underground drainage piping, concrete curbs, asphalt sidewalks, new lawns and various new plantings to dress up the campus.  All of the work was completed while 75% occupancy was maintained
